SPECIAL TAX (extra charge)
- Hello my friends.
Please read carefully all of the following, so that you know everything (so that no one makes fun of you) about these additional charges that you will have to pay in hotels and apartments throughout Greece.
the extra charge is not the same for all accommodations. increase or decrease depending on where you make the reservation. the charge is valid for each day regardless of the people
Based on article 53 of law 4389/2016 on the climate resilience fee, (see photo), accommodation owners must issue a receipt (from the receipt block that the Greek government requires us to have purchased – foto) at the time of check-out, with the amount of tax that corresponds, depending on the month the reservation was made, and the square meters of the apartment.
November to March the tax is 2€
April to October the tax is 8€.
The above tax charges apply to my apartment which is less than 80m².
For apartments over 80m², there are other tax charges
This is what the Greek government law says
And if I don’t pay the tax at the end of each month, I will have penalties.
If the Greek government were functioning properly, it should have notified all foreign apartment rental companies (Airbnb – Booking and others) of these extra tax charges, that apply ONLY in Greece, so that the companies would act accordingly and add this tax to the final price that guests will pay.
And as a result, it would have made it easier for accommodation owners to pay the tax at the end of each month.
Since the Greek government is not functioning properly, 2 types of accommodation owners have been created.
1st) The owners who will add the tax corresponding to the apartment they have, to the existing price.
i.e. if the price – for example – was 50€ it would become 58€ with the tax.
But at the end of the month the owners will be taxed the entire amount, 58€ i.e. the tax will be taxed as well.
for this reason, these owners will add more money to the existing price.
for example from 50€ it would become 60€+ or more.
but raising the price would also increase the commission of the companies, and in the end the customer – visitor will pay much more money for each day of booking
2nd) Owners who do not add tax to the existing price.
because they do not want to pay tax for the tax.
because they do not want the price that visitors will pay to increase further.
because they do not want the annual income to increase which will result in them paying more tax
I belong to the second case.
I know that all this does not interest the visitors and they do not care about the taxation of Greece.
I will not force any visitor to my apartment to pay this tax of 2€ or 8€. I will leave it to them, if they understand me and agree with me.. then… 🙏🙂
if they come in the period from April to October and 2€ if they come in the period from November to March for every day reservations
I have exactly the same price I had last season. If anyone wants to prove it to them, I can happily give them the data and prices from last year and this year.
I have to give the receipt to the visitors at the check-out time, as the Greek government obliges me to do…
Now let the visitors decide what they want.
Whatever decision they make, I will understand.

3) from April to November for for each day of reservations in the apartments (Airbnb) under 80m2 the extra charges are as follows
the charge is 8.00€
4) from April to November for each day of reservations in the apartments (Airbnb) over 80m2 the extra charges are as follows

This is the tax receipt I paid last year in June. The price was 35 euros. Now in June it will be 200-240€.
